What We Love About Myo New Street Square

One of the most difficult things when designing an office building that will stand the test of time is making sure that the fabric of the building provides for flexibility and doesn’t lock the building’s spaces into prescriptive areas. 

As we’ve certainly seen in the last few years, the way we work can change dramatically and the way we live can change dramatically. A great building needs to account for these possibilities of future change while also providing the right settings for present being.

We’re proud of how the Myo New Street Square offices do just that – here are a few stand-out elements we love about the building.

Its abundance of natural light

Natural light is a highly sought-after element of modern buildings – it’s simultaneously so abundant in the outside world yet so starved in many office environments. Indeed, a significant portion of central London often feels dark and crowded. Our New Street Square offices, however, buck the darkness trend by making use of breathtaking window walls to capture as much natural light as physically possible, and every office in New Street Square is a corner office, meaning floor-to-ceiling windows on two sides.

Sustainable from the core

The sustainability of an office building is often intrinsically bound up in its materials. So, from the perspective of a tenant organisation, there’s not a lot that can be done about your sustainable workplace goals when you’re stuck with what you have. You can, of course, do what you can – such as going paperless and using energy-efficient equipment – but the bulk of the carbon footprint is in the fabric of your office space: its materials, its energy use, and its limitations.

With Myo New Street Square, you don’t have to worry about any of that. We’re certified BREEAM Excellent and will have 100% of electricity obtained from sustainable sources.

More chance for connection

Many office buildings are entirely separated by floors; each organisation remains isolated on its own level and therefore has far fewer chances to connect with other nearby businesses. The most interesting connections come organically, through shared space and chance encounters, that’s why we love our multi-occupier floors. They enable private, focused work when needed, while also facilitating organic connections.

What’s more, the meeting rooms themselves are versatile, being convertible into a 16-person conference room or smaller 8-person rooms.

An office made for people

The heart of any organisation is its people, which is why we’ve designed our shared workspaces at New Street Square to work perfectly for people. Not only have we focused on creating a really luxurious experience within the floors, but we’ve taken time to get the ambience right. The WELL certification and rating system is designed to grade a building for how much of a positive impact it has on its occupants – and includes lighting, ambient temperature, and air quality.

New Street Square has been certified WELL Platinum, meaning that it’s in harmony with its surrounding area and its calm interior helps people to feel better.

“Designing for future flexibility in office buildings can be challenging, but is very relevant when considering the waste often associated with tenant fit-out. Consequently, we have designed each floorplate to be reconfigurable in as many ways as possible with minimal intervention, enabling occupiers to deliver their preferred layout of open-plan offices, break-out spaces for informal collaborative working, booths for concentration and private meeting rooms for more traditional collaboration.”

Perfectly located for easy commutes

It’s one thing to have a great workplace for your day-to-day, but another thing entirely to make sure it’s accessible. Luckily, however, our shared workspace at New Street Square is exceptionally connected – it’s only seven minutes to King’s Cross St Pancras and two minutes from Liverpool Street. It’s also within easy reach of airports (at only 30 minutes from London City Airport) so hosting international business partners or travelling for work doesn’t have to be an ordeal.

Modern but steeped in history

Despite the building itself being situated within a super modern campus, the area it’s in is soaked in history, heritage, and culture. There’s a plethora of museums, historically significant streets (such as Fleet Street), and architecture (such as St Paul’s Cathedral) practically on your doorstep. And this isn’t the sort of historical location that’s stuck in the past – this is a living, breathing hub of life.

You can even indulge in numerous culinary delights, too, such as Cord by Cordon Bleu, Leather Lane Market, and Ye Olde Cheshire Cheese – which is one of London’s oldest pubs.
